4-Point (Insurance) Inspections


When is it required?

A 4 point inspection is a type of property inspection that focuses specifically on four key areas of a home: the roof, electrical system, plumbing, and HVAC (heating, ventilation, and air conditioning) system. These inspections are typically required by insurance companies (primarily in Florida) before they will provide coverage for an older home, or for a home that has undergone significant renovations.

What is completed?

A 4-point home inspection is a LIMITED inspection of ONLY the primary four (4) elements of your home. It only examines the roof, electrical, plumbing, and HVAC. We skip the nitty-gritty. We report deficiencies that we find common to these structural and mechanical elements.

During a 4 point inspection, a certified inspector will examine each of the four key areas of the home, looking for any signs of damage or wear and tear. They will also check to ensure that the systems and components are up to code and in good working condition. The inspector will then provide a report outlining the condition of each of the four systems, as well as any recommendations for repairs or upgrades that may be necessary.

What is the purpose?

The purpose of a 4 point inspection is to help insurance companies assess the risk of insuring a particular property. If the inspection reveals significant issues with any of the four systems, the insurance company may require that those issues be addressed before providing coverage. Alternatively, if the inspection finds that the systems are in good condition and meet current codes, the insurance company may offer more favorable terms for coverage.

This type of inspection is common in the insurance industry. We encourage you, the home owner, to contribute information that you know about the home (outlets, appliances, lights, cosmetics, etc.).

The inspection is considered limited because we rely on the home owner to report problems on commonly found elements you would know about because you live in the home everyday. If you want a full inspection, no problem, we can do that instead!
