Engineer’s Inspection Review
The purpose of an engineering inspection review is to assess the home or condo inspection report for signs of structural or foundation deficiencies. An Engineer will analyze the visual evidence presented, such as cracks, sloping floors, or other potential indicators of foundation movement, and provide a professional opinion on whether there is justifiable concern that warrants further investigation.
If the findings suggest the possibility of deeper structural issues, the Engineer may recommend a full Engineer’s Foundation Evaluation where actual elevation measurements are surveyed for the purpose of calculating tilt and deflection.
This Engineering review is based solely on the visual information included in the inspection report gathered by our highly trained staff of inspectors.

Engineer’s Foundation Evaluation
The purpose of an Engineer’s Foundation Evaluation is to have an Engineer investigate and determine, to the extent possible, the foundation's current condition and any necessary repairs that may be needed immediately and/or in the future.
We understand that foundation issues can be a cause for concern for property owners, and we aim to provide clear and concise information to help you make informed decisions about any repairs needed for your property. .
The evaluation generally includes:
Documenting visual observations made during a physical walkthrough
Observing factors influencing the performance of the foundation
Conducting an interview of occupants/owners/managers regarding a history of the property and foundation
Reviewing pertinent information including Geotech reports, construction drawings, field reports, and repair docs
Providing elevation, deflection, and tilt calculations to assess foundation performance and establish a baseline
Providing a detailed conclusion and Executive Summary.

HUD/ FHA Mobile Home Structural Engineering Inspections
We can perform a Housing and Urban Development (HUD) structural engineering inspection to meet the requirements under the Permanent Foundations Guide for Manufactured Housing (PFMGH).
We visually assess the existing foundation and determine if a permanent foundation is present, attached, sound, and fully supported per the PFMGH requirements for HUD.
We then customize an engineering report for you and your lender (depending on VA, FHA, or Conventional financing).
Not offered in California (…so sorry).

Load Bearing Wall Evaluation
Load-bearing walls are a critical component of your property’s structural system. These walls support the weight of your building and transfer it from the roof to the foundation. Changing the layout of these walls is a complex process that requires the expertise of a licensed structural engineer. If you are planning a home renovation or expansion project and are unsure if a wall is load-bearing, Noble can help. Our team will evaluate your wall and determine the best course of action for your project. Don’t risk compromising your property’s safety, contact us for a load-bearing wall evaluation today.

Engineer’s Damaged Truss/ Timber Evaluation
Damage Truss/Timber Evaluations (DTE) provide a detailed engineering assessment of a property’s roof framing system. Using findings from the inspection report, our engineers determine whether the truss or timber framing is performing as intended or requires repair. When deficiencies are identified, we document the specific defect or damage and outline appropriate, code-compliant repair or reinforcement methods. If prior repairs have been made, we evaluate their adequacy to confirm they are sufficient or identify areas needing improvement to ensure long-term structural integrity.

Cost segregation is a powerful tax strategy that helps property owners unlock hidden cash flow from their buildings. By identifying and reclassifying components of your property into shorter-lived asset categories, you can accelerate depreciation and significantly reduce your tax liability in the early years of ownership. This process involves a detailed engineering-based analysis of your building’s systems, finishes, and land improvements. If you’ve recently purchased, constructed, or renovated a commercial or residential rental property, Noble can help! Our team will evaluate your property and provide a fully documented cost segregation study to support your tax position. Don’t miss out on valuable tax savings.
