How do you measure moisture?

Moisture is measured through the use of a non invasive moisture meter. The moisture meter determines a percentage of moisture present within spots taken along the walls and ceilings of the home. The term non invasive insures the client that there will not be puncture holes in areas where the readings are taken.

What do you look for?

  • Spot moisture scanning is used to determine whether there are active leaks in a home.

  • Spot moisture scanning provide preventative knowledge about old or active water stains.

  • Noble Property Inspections uses a non-invasive moisture meter.

  • Typical moisture readings are between 5 and 12 percent. A reading higher than 12 provides evidence that there may be a possible active leak behind the wall or ceiling.

Can I fix it?

Yes, but it depends on what we find. Spot moisture detection is a good method in determining areas where there are possible active leaks in the home. Generally an active leak could mean there is a roof leaking or a leaking/burst pipe. Depending on what we find, we will recommend a course of action that could involve hiring a roofer or a plumber.
