Stucco Inspections

What is a Stucco Inspection?

A stucco inspection is a detailed evaluation of a building's stucco exterior to assess its condition and identify any issues. Inspectors examine the stucco for cracks, gaps, moisture intrusion, and signs of wear that could lead to water damage or structural problems. They may also use moisture meters to check for hidden moisture that can cause mold, rot, or damage to the underlying structure. This inspection ensures that the stucco is properly installed, well-maintained, and capable of protecting the building, offering peace of mind and helping property owners avoid costly repairs in the future. This procedure applies to EIFS inspections as well. See below for the difference between stucco and EIFS.

What is the difference between stucco and EIFS?

Stucco is a durable, versatile exterior finish applied in layers, traditionally made from a mixture of cement, sand, and water. It is valued for its longevity, fire resistance, and ability to achieve various textures and finishes. Used for centuries on residential and commercial buildings, stucco is applied over a wire framework or mesh, creating a hard, solid surface that protects against weather and adds a distinct aesthetic appeal.

EIFS, or Exterior Insulation and Finish System, is a modern synthetic cladding system that offers improved insulation and energy efficiency. Unlike traditional stucco, EIFS consists of multiple layers: an insulation board, a base coat, and a durable, weather-resistant finish. It is engineered to reduce moisture intrusion, improve thermal performance, and mimic the look of traditional stucco while offering more flexibility and energy savings. EIFS is popular for both new construction and renovation projects where energy efficiency is a priority.
